This project is a great showcase of how Hamilton Downs Roofing staff are experts at dealing with insurers. Initially, the insurer only compensated for a 30 yr. shingle and some gutters. Hamilton Downs Roofing staff negotiated with the owner's insurer for coverage of an impact resistance shingle and coverage of several windows. Hamilton Downs Roofing successfully negotiated for an additional $20,000 of coverage, which means the owner received better materials and more replacement than initially offered by the insurer. This project is an insurance claim. Initially, the insurance adjuster only covered several panels of siding. Hamilton Downs Roofing staff negotiated with the owner's insurer to make sure they covered full replacement - otherwise, this house would be left with awkward mismatched panels and it would not have looked good. As seen in the photos, the existing wood shake roof on this home was well past its useful life. Hamilton Downs Roofing & Construction LLC crews can be seen delivering material on the roof top (roof top deliveries help keep building materials safe and minimize the disturbance caused to the property owner), removing the existing layer of wood shakes, and installing the underlayment and new shingles. Note that ice & water shield can be seen being installed along gables ends and valleys, which is required per Omaha's building code. We also install ice & water shield anywhere that poses a risk for water infiltration, such as skylights and cupolas. Also note that synthetic underlayment is being used rather than traditional roofing felt. Synthetic underlayment provides for a smoother, cleaner installation surface and also protects against water infiltration better than standard roofing felts. Hamilton Downs Roofing & Construction LLC crews removed an existing layer of wood shakes, installed GAF synthetic underlayment, IKO StormShield ice & water shield, and IKO Cambridge laminated asphalt shingles. Of particular note on this project was the fact that several fascia boards needed to be replaced. The old shakes extended off the roof line farther than normal, and the original installer tacked small boards along the fascia. Once the old shake layer was removed it created an uneven fascia line which presented a risk for water infiltration. Hamilton Downs Roofing crews adjusted the fascia where needed so that the drip edge and gutter apron would function appropriately and keep water from infiltrating the home. This home was experiencing water leakage that was manifesting itself on the interior of the garage. Hamilton Downs Roofing & Construction LLC determined that the source of the leak was from deteriorating flashing around a cupola on the roof. Roof structures and skylights are prone for water infiltration, so special care was used to prevent future leaking when this roof was replaced. We placed IKO StormShield ice and water shield around the base of the cupola, then installed step flashing. The new roof installed by Hamilton Downs Roofing will now remain water tight for years. This project was a very large roof on a building owned by Minnehaha County in Sioux Falls, South Dakota. About 900 bundles of shingles, 43 roof vents, 300 linear feet of valley, and more than 1,000 linear feet of drip edge and gutter apron had to be delivered by a boom crane to the top of the roof. The Hamilton Downs Roofing & Construction LLC crew of more than 20 tradesmen diligently removed the existing layer of shingles, replaced decking in various spots, and installed underlayment, ice & water shield, flashings, and new shingles in less than one week.
